On a 10/1 ARM of 30 years with a loan amount of $400,000.00, a down payment of 20%, and an interest rate of 6.99% (7.459% APR) fixed for the first 10 years, there would be 120 monthly payments of $2,658.52, then 240 variable monthly payments at an estimated 8.25% interest rate and $2,942.02 payment, using a recently available index. ARM interest rates and payments are subject to increase after the initial fixed-rate period (10 years for a 10/1 ARM). After the initial fixed rate 10 year period, the interest rate will adjust annually based on the 1 Year Treasury Bill (the index). As of September 27, 2023 the 1 Year Treasury Bill is 5.375% plus a margin of 2.875%, giving an 8.25% interest rate.
